There are rules of course, about scale, proportion, flow, structure—all the things that make for a pleasing and functional room. The relationship between client and designer is personal. It is these relationships that produce the kinds of projects you see in the pages of design magazines. As an editor I often think about what makes a project something I want to publish. Sometimes I open a folder of images and immediately know that I must include it because there is an indefinable je ne sais quoi that demands to see the light of day. And sometimes it takes a bit of time for a project to work its way into the lineup, because it demands thought and exploration. I’m often asked how one gets published. The answer is, of course, do good work and get it in front of editors who have the forum. But beyond that, it’s really hard to describe. For me, though, it’s really about the “humanness” of a room. Art, objects, photos, layers of texture that are accumulated through time and with love. We are fortunate in this issue to have wonderful layers and personal touches. Our cover story, a project by architect Enda Donagher and designer Wendy Weissman is filled with amazing art, and I chose the cover because who could resist that sassy lady next to the iconic Harry Bertoia Charms? Talk about personality. Then there’s the 19 th -century grain store in West Sussex, England, designed by Perilla Edwards. The shelves in the kitchen, filled with personal objects and art, are covetable. I want to spend a lifetime there, reading Jane Austen novels and waiting for the lambs to arrive in spring. Glenna Stone’s Bryn Mawr project has wonderful details like the Dutch door in the family room. My grandparents had one and seeing it in that lovely home brought back wonderful memories. Design is personal. We know you will find something to love in these pages, and whatever it is, make it your own. Cheers to spring!

Artistic Tile teams up with designer Ali Budd which introduces three new tile designs: Liora, Sculpta, and Varo.The collabora- tion explores pattern, material, and form through a series of thoughtfully crafted mosaics that highlight the unique beauty of natural stone. In a midcentury tower with sweeping views of the East River, Roosevelt Island, and the United Nations, designer Aria Jahanshahi of OPA Architecture created a penthouse apartment for a Canadian family of fi ve who wanted a forever home in New York City. The clients had only one firm design request: a red kitchen. It became the emotional and visual anchor of the home. Designer Nicola Harding envisioned this powder room as a private, contemplative space with a dramatic edge. The room, with its opulent palette and reflective surfaces, creates an intoxicating atmosphere with layers of antiqued surfaces, maximalist prints, and comfortable furnishings. Harding collaborated with Drummonds for this room in the WOW!House 2025 at Design Centre Chelsea Harbour in London. Shop Talk This flooring really brings the nature of the tree in to your home. I opt for the clear selections with fewer visible knots and a wider plank size to minimize the visual clutter. Carlisle Wide Plank Floors is handcrafted in the United States, using timber sourced from forests in the Northeast and the Appalachian region, within 500 miles of their mill, shortening the supply chain and reducing transportation emissions. The materiality of the FloWall closet system by Florense is what really sets it apart, from the tactile warmth of natural wood veneers to the texture of woven leather accents. Every element is designed to elevate daily dressing. Florense is grounded in environmental stew- ardship, utilizing FSC-certified materials that are responsibly sourced. In the kitchen, luxury is increasingly defined by what you can’t see: superior indoor air quality. The minimalist Fisher & Paykel induction cooktop offers a high-performance alternative to gas, eliminating combustion by-products, and it can be paired with an integrated downdraft, eliminating the need for a bulky exhaust hood. The palette is strikingly vibrant yet sophisticated enough to remain neutral, allowing the rug to serve as either a quiet anchor or the primary inspiration for an entire room’s color story. I love the timeless, earthy elegance that natural travertine brings to this sculptural table by Poliform. The design perfectly balances substantial, chunky legs with a surprisingly delicate tabletop profile. A refined metal detail at the seam where the slabs meet adds a touch of precision that truly elevates the piece. The Varo mosaic by Artistic Tile sub- verts the traditional rectangular bath- room field tile with graphic, sweeping curves and unexpected color pairings. Beyond its aesthetic, I prioritize using natural stone because it requires no kiln firing—unlike ceramic or porcelain—its production footprint is significantly reduced. PEYSIN I view secondary furniture as an opportunity to introduce a sculptural moment into a room. The Pouf walnut bench—a collaboration between Holly Hunt and Montana-based Design CASTE— is a beautiful homage to the fluid, organic forms of Henry Moore and Isamu Noguchi. I find it compel- ling when a solid, natural material is manipulated to appear soft and inviting. Jenny A well-designed space is defined by its details. The Leighton Flush Mount by Visual Comfort brings whimsy and texture to the ceiling—an area too often treated as an afterthought. It serves as a sculptural focal point that perfectly balances playfulness with sophistication. Through Ferguson Home . The Milano plumbing line by Fantini has been a design staple of mine for nearly a decade. Donagher defined the gallery with Belgian bluestone tiles from Artistic Tile —creating a cool counterpoint to the fl at-sawn white oak that warms most of the rest of the home. A Julian Schnabel plate painting lures visitors into the living room. he Upper East Side is known as a bastion of prewar, luxury apartments. Beautiful bones aside, what isn’t so coveted is the dense warren of rooms that often accompanies them. When architect Enda Donagher was tasked with reconfiguring just such a fragmented Park Avenue floor plan, he found an ideal creative partner in his client, interior designer Wendy Weissman. While he wielded a deft hand to transform the maze of rooms into a free-flowing, chic one-bedroom sanctuary and setting for a significant art collection, Weissman took on the interior design. “My role was to shape the spatial proportions and the structural framework so that Wendy’s design decisions could sit within a strong architectural setting that also allows the artwork to evolve over time,” says Donagher. He promptly stripped everything down to the studs, and focused on developing “strong wall planes, creating clear sight lines, and realizing axes that form natural focal points for the art.” Snaking corridors connecting the private rooms to the rest of the public rooms were replaced with a connected entry gallery, carved through the center of the plan and defined by Belgian bluestone tiles. It serves as the home’s architectural spine, allowing each room to unfold naturally to reveal a curated sequence of visual destinations designed to draw one forward. To the right, a guest bedroom adjacent to the primary suite was reimagined into a jewel box of a library, where restrained classical wainscoting and plaster crown moldings add depth to the atmospheric blue- green shade that crystallizes the walls, creating an inviting, cozy ambiance. T A classical enfi lade was established—running from the kitchen through the family room to the open-concept living and dining area—creating visual continuity and a beautiful sense of flow along the home’s Park Avenue windows. Expertly placed artwork beckons from almost any angle—though none quite so dramatic as the Julian Schnabel work in the living room that immediately greets visitors upon entering the apartment. A once-cramped galley kitchen now features a central island that wraps around a column concealing utility risers. Ceiling-height cabinetry maximizes storage while a crisp palette of neutrals lends the space a light, airy feel. The addition of a secondary access point enhances the home’s overall flow. Aside from the invisible architecture—including concealing ductwork and creating electrical grids built for longevity—the architect installed triple-glazed windows that not only help with thermal regulation and acoustic insulation but offer UV protection for the art and finishes. It’s a level of technical planning designed to protect a client’s investment long term. “We wanted to create a restrained, classical sensibility that pays homage to New York’s iconic pre- war style, while also serving as an elegant backdrop to a fairly contemporary collection of art,” says Donagher. A concept made possible by what he calls a “very creative dialogue.” Weissman agrees, “He [Donagher] has a wonderful sensitivity to proportion, and a deep knowledge of architecture that enabled him to make a modern home inside the walls of a prewar apartment.” To keep the focus on the art and the aesthetic language, Weissman kept the interior palette deliberately subdued aside from the color-drenched library—a shade that recalls a storied Parisian apartment. ■ ENDA DONAGHER REIMAGINES A LABYRINTHINE PREWAR LAYOUT INTO AN EFFORTLESSLY FLUID, LIVABLE GALLERY. Wooden beams and bricks in a traditional herringbone pattern pay homage to the structure’s 19th- century roots. hen designer Perilla Edwards was hired to transform a 19th-century grain store in West Sussex into a guesthouse for the current owners’ guests to enjoy, it was crucial to look to the past—and future—for inspiration. Nestled in a quiet corner of English countryside, the former shop was derelict and relegated to accommodating spare storage or, sometimes, a makeshift jungle gym. But since the structure is a listed building—an architecturally or historically significant property with legal protection in the United Kingdom—the possibilities for renovation were limited. Much of the structure is a time capsule: Heavy timbers remain exposed and the beams’ dips and twists honor its time-honored beauty, while the softened proportions have a paradisical effect on the property. “It sits right next to our home, but stepping inside feels like entering an entirely different world,” explains the owners, who collaborated with Edwards on the transformation. The unique challenge, however, was to restore the building to its former glory without appearing stuck in yesteryear. To compromise, they prioritized the home’s more practical moments. The ground level was reimagined to include a cavernous shower room as well as a separate water closet. A portion of the downstairs bedroom was even allocated for the Tamar Cast Iron Skirted Bath Tub from Drummonds. “It’s something we wouldn’t want to be without now,” the owners say of the indulgent acquisition. “We were keen to choose solid, period fittings that would develop a patina over time,” the owners explain. “We didn’t want anything shiny or overly new.” Equally time-honored is the kitchen, which epitomizes English charm with a rustic dining table, open storage, and a delightful palette of green and yellow. Meanwhile, a Wolf range and Sub-Zero refrigerator keep the classic kitchen current. Not only does the mix of old and new give the storied space modern edge, but it also makes the kitchen stand out. The homeowners reveal the kitchen has quickly become the heart of the property: A welcoming backdrop for extended family, children, and even grandchildren, to convene. As the adage goes, good things come to those who wait, and this guesthouse is a shining example of that sentiment. The homeowners share they initially started the renovation in 2015, paused production during the Covid-19 pandemic, and welcomed their very fi rst guests Christmas of 2024. “Taking a break was the best decision,” they add. uilt before the advent of indoor heating, when a chilly night meant throwing another log on the fire, not cranking up the thermostat, the mountain retreats of the past may have been impressively big, but they weren’t always the most comfortable places. Still, they had great style, one that has never lost its appeal. Designing a home on the grounds of the historic Onteora Club in the Catskills, architect Kevin Lichten created a getaway perfectly suited to contemporary life, yet visually and spatially evocative of the past. “The programmatic challenge of reproducing these wonderful old mountain houses is that lifestyles have changed so dramatically,” he observes. “For example, the kitchen is no longer a place that only staff inhabits. Here, it had to face east, so that the family can enjoy sunshine early in the morning as they prepare and eat breakfast together.” Although the kitchen may be keyed to the Keurig age, the home sports spaces that are clearly kin to its antecedents. The great room, two and a half stories high, with a massive stone fireplace, towering windows, and multiple seating areas, generates an unmistakably lodge-like ambiance. The more intimately scaled dining room — graced with door-high wainscoting and a coffered ceiling — projects just the right measure of formality. “You have to immerse yourself in the precedents and influences consciously and then process them unconsciously,” says Lichten. “The stair hall leads you from the front door straight out to the deck and the view of the mountains. None of the precedent-setting houses had such clear planning. Nonetheless, the details and vocabulary of materials are directly stolen from the surrounding 19th-century homes.” While wood, such as the Carlisle Wide Plank Floors, is the base for the complexion of the home, color plays a defining role, too. Below: Sunlight bounces off Carlisle Wide Plank Floors in the kitchen, and throughout the home. green of Scalamandré’s popular treetop pattern, Raphael, makes lively contrast to the prevailing whiteness of the laundry room. “The views from every window are incredible — mountains, a white birch forest, and wildlife all around—so bringing elements of the outdoors inside felt like a natural choice,” says interior designer Anne Chessin, who has worked with Lichten on several projects over the past decade. “We used beautiful botanical tiles from Maude Made that capture the flora and fauna of the surrounding landscape, and with AliPrints Atelier, created a stunning custom mural wallpaper that incorporates the region’s natural environment — and even includes the client’s beloved pug as a playful, personal touch. My goal was to capture the quiet simplicity of the Catskills, where nothing feels overly ornate, while still introducing elegant finishes that subtly elevate the space.” Items accumulated over the years — maps, books, vintage dhurrie rugs — combine with newly specified furnishings to give the home an authentic sense of ease and comfort. n most outdoor projects, a pool often acts as the property’s pièce de resistance. But when Justin Fox of Foxterra Design was asked to reimagine a backyard in Yorba Linda, California, he was given an unconventional request: Make the outdoor kitchen the star of the space. “This was one of the very few clients who wanted the kitchen to be the focal point,” the pool and landscape designer explains. “But they knew they were going to use it a lot.” Fox highlighted the kitchen by playing spatial Tetris: He situated the culinary space directly across from the main residence’s entry point and the pool and lounge areas to the right and left, respectively. The kitchen is swathed in Cosentino’s Dekton surfaces, a weather-resistant material that mimics the natural beauty of a stone slab. Meanwhile, a pillow wall that was inspired by the layered doors of an airplane hangar nearby lines the galley kitchen, bringing an understated drama to the space. But just because the kitchen was cast as the main character doesn’t mean the rest of the space played second fiddle: Fox carefully incorporated a thoughtful mix of textures and dimensions to evoke an easy, breezy spirit akin to a well-appointed resort in Mexico. “The space offers tranquility for the client,” he explains. “It brings them I to places they visited that are really sought-after for that relaxing element.” The pool boasts a floating step and a sunken conversation area with a firepit for splash-free fun. “I want my clients to enjoy the pool, whether or not they’re using it,” Fox shares. “It’s a big investment.” Fox sidestepped convention again by building the spa away from the pool. “The spa is a more intimate area, so having it tucked away gives you full privacy from all sides,” he shares. “You also get an advantage of exploring the edge of the property and looking back to see a beautiful home.” Not only does the cantilevered ceiling above the kitchen conjure the seclusion of a cenote, but it also has a rain curtain that empties into the pool. “It’s the most dynamic, visual element in the whole space,” Fox says. “When paired with three other waterspouts, it creates this very zen, meditative atmosphere.” Fox believes that outdoor spaces are rife with untapped potential. “Our clients often feel like they have double the space to use without building another house,” he says. Plus, even from indoors, outdoor space can still play a major role in your home’s environment. “Where do you position yourself when you want to get a lot of work done or enjoy your dinner?” Fox asks. “Do you put yourself in the corner of a room or try to find the best spot to look outside?” ■ “The space offers tranquility for the client. A collection of vintage pottery crowns the custom storage cabinet, its warm, earthy forms echoing the linear patterns of the Georgian paneling above. hen Los Angeles–based Two Muse Studios was commissioned to transform an entire floor of a mid-18th-century town house in London’s St. James district, Alexa Lameiras and Katelyn Pascavis started where they always do — with the building itself. “We believe strongly that the architecture of a project has a large influence on what the interior design should be,” the duo says. “Because of this, we really leaned into the surrounding neighborhood, London, and Europe in general.” The result is a 3,200-square-foot workspace that feels less like an office and more like a beautifully appointed private club. The client, a boutique firm that W uses the space for both daily operations and high-level investor meetings, wanted a space that could move seamlessly between workaday utility and impressively chic without missing a beat. “They wanted it to exude luxury,” Alexa and Katelyn note, “a high-end space where high-end work is done.” The building itself — a Grade II–listed property dating to 1748–1751, originally designed by architect Matthew Brettingham the Elder — was as much a brief as it was a mood board. The palette draws from the neighborhood’s own vocabulary: neutral earth tones echoing the Georgian stonework, soft muted greens pulled from the garden square outside, and deliberate flashes of red nodding to the city’s iconic phone booths. All vintage furniture was sourced from European merchants; bespoke pieces were crafted locally by British makers whose craftsmanship, the designers say, left them genuinely inspired. Materials were chosen with the same nuanced care. Solid oak flooring and custom millwork provide warmth; three varieties of honed marble surface the bar, powder room, and kitchen. Leathers upholster the work areas, while suede, wool, alpaca, and mohair layer in texture and softness. Unlacquered brass fi xtures are left to patina naturally over time — it’s a detail that won’t read as designed, which is, of course, the whole idea. “Furniture, buildings, and cities with age carry history, soul, and stories,” Alexa and Katelyn say. “We get to help them continue that story in a way that feels relevant to today.” ■ Opposite: The powder room’s custom Verde Arni Extra marble vanity — a monolithic slab carved to form both basin and surround — is fl anked by sculptural sconces. And this was the case when a local couple enlisted the interior designer’s help to make their c. 1930 home in Bryn Mawr—a historic, 19th-century Philadelphia suburb formed along the Pennsylvania Railroad’s Main Line route—their own. While the home exuded the romance and architectural heritage of a sprawling country estate with arched windows, climbing ivy, and French doors, the layout E left quite a bit to be desired and offered little in the way of accommodating a soon-to-expand family. Never one to shy away from a design challenge, Stone dove in. A total spatial reimagining saw half the first floor reconfigured with rooms swapped entirely, and the kitchen and primary bath gutted—and that was just to start. The relocated dining room received an enchanting transformation—the walls were wrapped in a grass cloth wallcovering depicting serene, cloudlike artwork that lends the room a sense of floating in the heavens. In the corner, an arched bookcase original to the old dining room, was reclaimed and given new life. Chairs in a darker blue fabric add depth, while a whimsical chandelier formed of petals in a silver leaf finish ties into nature. Stone designed the custom bed, layering the room in a soothing palette of neutrals for a dreamlike effect. from staid to chic—the weird angles were lost and the palette went from lackluster to classically beautiful—a subtle taupe paired with shades of off-white reinforce the home’s warm, neutral tones. Stone enlarged the window to bring more natural light into the space, framing it with glazed mosaic tiles. Mindful of the homeowners’ priorities, Stone turned the former dining room—just off the kitchen— into a light-fi lled den with comfortable seating and a tone-on-tone rug. “It’s perfect—someone can be cooking while keeping a full view of a child playing on a mat,” she says. A nearby powder room was outfitted in green-leaf wallpaper that echoes the family room’s bookshelves—where green grass-cloth backing adds allure and references the outdoors. A custom sectional over a blue area rug invites relaxation. An adjoining lounge takes on a moodier feel. “This is truly their adult retreat—we purposely created a contrast with the family room, to give it a more intimate, loungey vibe,” says the designer. Luxuriously enveloping chairs form a circular gathering spot while a recess along one wall now houses a fully appointed bar. The cabinetry, fi nished in rich charcoal with subtle blue undertones, is mirrored in the window trims and the soft hue of the chairs. A stunning water-jet mosaic forms the backsplash. Upstairs, Stone gave the homeowners the spa-like sanctuary they envisioned for their primary suite. The bathroom was widened—borrowing slightly from the bedroom—and layered in soft, tonal materials with a bit of texture, from zellige tiles to natural white oak. The bedroom itself is layered in elegant neutrals and features a custom bed with flange detailing; a cozy reading nook flooded with sunlight thanks to another picturesque arched window—a character-rich detail visible throughout the home that Stone embraced. “I love fi nding that balance between heritage and modernity. The shower features a dynamic play of varying floor and wall tiles, including a large format beauty by Artistic Tile . Atmospheric wallpaper lends the dining room a sense of weightless suspension, while a showstopping chandelier provides an immediate “wow” moment. The lounge serves as an intimate, moody setting for entertaining. A chic buffet provides both functional storage and a place for serving, while a modern brass-and-glass chandelier off sets the room’s more traditional aesthetic. The main living space connects to the outdoors visually and literally via floor-to-ceiling glazing, assuring that residents can glimpse the iconic Chrysler Building from any seat in the house. igh above the streets, this midtown penthouse frames New York’s iconic skyline like a living mural through floor-to-ceiling glass walls. With expansive views like these, you hardly need artwork. Expertly designed by Ismael Leyva Architects, the 35-floor Art Deco–inspired residential tower, Monogram New York, features interiors by Shanghai-based studio Neri&Hu that work in harmony with the building’s architecture. The design and decor by New York–based frenchCALIFORNIA thoughtfully accentuate the existing architecture and interiors. “Our goal was to create a home that felt calm, deeply personal, and intellectually layered. The architecture of the building already establishes a strong conceptual foundation,” says Guillaume Coutheillas, founder and creative director of frenchCALIFORNIA. “Our role was not to compete with that vision but to build upon it by introducing warmth, texture, and moments of intimacy within a very refined architectural framework.” With the building’s strong bones and already striking interiors, the design team had to be intentional and deliberate in its decisions. “The architectural language is incredibly disciplined,” Coutheillas explains, “so our approach was one of respect. Rather than introducing competing gestures, we worked with the architecture’s restraint.” Each design detail—from furnishings and textiles to lighting and artworks—feels like it belongs in this space. “Proportions, materials, and tones were carefully calibrated so that the architecture remains legible while the interior layers introduce warmth, intimacy, and personality,” Coutheillas says, noting that many of the furnishings were chosen for their material integrity, soft geometry, and sculptural presence, “allowing them to complement the architecture’s strong lines while maintaining a sense of calm and balance throughout the apartment.” The overall palette focuses on natural materials, like limestone, oak, linen, bronze, and wool, to create a tactile and calm atmosphere. The design team worked with Color Atelier to develop mineral finishes for the walls that add dimension. “These surfaces catch the light beautifully and create a softness that changes throughout the day,” Coutheillas notes. Coutheillas collaborated with Creative Art Partners and Onishi Gallery to introduce artworks that “reflect both contemporary practice and a deep respect for craftsmanship,” the designer says, adding, “Rather than treating the art as decoration, we approached the residence almost like a lived-in gallery, where scale, light, and spatial composition allow each work to breathe.” But the best art is the Manhattan skyline. According to Coutheillas, “There is a beautiful tension between the energy of Manhattan and the calmness inside the home, and that balance is what ultimately defines the project,” he says, adding, “What I love most is the atmosphere of the apartment—the sense of suspended stillness above the city.” ■ H DESIGN NYC A&D Building adbuilding.com 90

Point of View “KTGY designed the Vermeer facade using traditional materials composed in unconventional ways. The skin uses only three materials—brick, metal panels, and glazing— arranged in stacked sets of three levels each. However, the stacks of windows in the field of brick oscillate and are interrupted by dancing bay projections, while the forms clad in metal panels twist like toy blocks. KTGY’s architects sculpted the facade to be energetic and engaging. From the retail corner, looking up, the mass of the residential floors seems to shift and rotate, with cantilevers every three floors. These site and massing considerations warranted the close attention of KTGY designers, yielding more than 70 unique floor plans, each fine-tuning the relationship between people and their building. Deep stepbacks give the structure an italic W shape, with private landscaped courtyards protected by the height of the building. Like a stadium crowd rising and falling, the building shifts in a flow of distinct but coordinated movements that complement the nearby Audi Field, offering an infusion of unique design elements that enliven and enrich this developing neighborhood.
